Spring is here and the Wisconsin real estate market is hopping.  Buyers need to be ready to pull the trigger when they find the right home because in many Wisconsin markets there is a shortage of available homes for sale, with too many buyers.

Some things buyers should do before house hunting:

•Be preapproved for a mortgage. Makes for a stronger offer and it also saves time.

•Discuss your needs vs wants. You may have to give up a little. What is super important to you and what can you live without?

•Don’t buy more than you can afford. Don’t spend more than you are comfortable with, even if the bank says you can afford it. There are additional maintenance costs when owning a home vs renting, but those come with perks too, such as your own yard to customize (and mow).

•Think about your housing needs for the next several years – will the property still work for you?

Lastly, because the current housing market is competitive, think hard about making your best offer. Gone are the days when buyers were able to get deep discounts in a troubled market.
