Metro Milwaukee real estate update February 2017: Sales slow down due to lack of inventory. Buyer activity remains high.

The real estate market remains busy, sales slowing a bit because of a lack of inventory. However, several counties have had 2 great months of increasing inventory of homes for sale: Ozaukee, Racine and Washington Counties.

Months of inventory across the metro area remains under 4 months, strongly leaning towards a seller’s advantage as buyers compete for available homes. Here’s a look at sales by County in the Milwaukee area (source Metro MLS)

Milwaukee County home sales

551 Milwaukee County home sales this year compared to last February ’s 547.  An increase of .7%, even with listings down 4.6% in the county.

 

Waukesha County home sales

261 Waukesha County home sales this year compared to last February ’s 245, an increase of 6.5%. Listings down 2% in the county.

 

Ozaukee County home sales

55 Ozaukee County home sales this year compared to last February ’s 55. Listings up 45% in Ozaukee County!

 

Washington County home sales

78 Washington County home sales this year compared to last February ’s 84, a decrease of 7%. Listings up 3.4% in Washington County.

 

 Racine County home sales

156 Racine County home sales this year compared to lastFebruary ’s 136. An increase of 14.7%. Listings up 8%.
