Question: How can I locate the same kind of staistics for the Green Bay area? I am specifically interested in average home sales trend over the last 3 months average home selling time (list to close) Answer: (Provided by Scott Swick, Owner and manager of First Weber's Fond du Lac office) For the last 3 months, namely March, April and May, using only residential sales information (no lots, multi-family etc) for the Greater Green Bay area: Average Sales price has moved from $141,213 to $155,825 Average days on market (how long from list to sell) started at 148 days in March and ended at 138 days in May Homes sold in March were 262 and by May the numbers were 399 sold. At that sales rate, Green Bay's absorption rate is 11.7 months. To give some perspective on how this measures up to previous years:

Existing home sales will RISE New Home Sales will be flat - because less builders are bring new inventory to the market. Housing Starts will go DOWN - again, less being built. Housing Affordability will RISE Mortgage rates will remain stable - cannot fall much further from the lows they are now. But not every state and not every market. Of the Milwaukee regions 14 offices, five of the offices are having better years than they did last year - more sales, more sides, more success than last year. That is encouraging news and something to be proud of. So congratulations to the Johnson Creek, Muskego, West Bend, Fon du Lac and racine offices of First Weber. The recent market turn corrected these prices and the next 5 years will likely be rebound years to decent appreciation. Plus, right now selection is great. Prices are right. Mortgage rates are low. They will not stay this low forever. Talk to your lender and REALTOR to get going now. Perhaps your home will sell for less than it would have 5 years ago, but you can also get lots more for your money in the new home too. If you need to move up to a bigger home, you can get more home, more affordably NOW. If you have the luxury of not having to sell your current home, jump in and be happy with the timing of your purchase. Real estate is always cyclical. Prices will rise. Are you ready to go? Comments (0) Trackbacks (0) Homes fall into Lake Delton, Lake drains, no longer lakefront property at this timeWisconsin has taken a real beating these last few days with incredible rainfalls. Beautiful trees forever damaged or destroyed, homes damaged and flooded but remarkable few injuries which is truly the most important thing. We hope for the best for homeowners in Wisconsin with serious water problems as a result of these storms. Lots of people and towns have had it bad. But nothing is as bad as the situation for Lake Delton property owners. Just south of the Dells, Lake Delton is a popular vacation spot, really an extension of the Dells, with lakefront homes and many resorts. Yesterday, the rain swollen lake overflowed it banks, took out a section of county highway and washed 4 homes into the nearby Wisconsin River. It does appear people had been evacuated from the area so no one was hurt. Incredibly, the lake has now drained and the imminent flood damage is replaced by something worse -the loss of resort income and home values if the lake cannot be restored over time could be severe. Has anyone ever heard of something like this happening before? Plans are being talked about for the restoration of the man made lake, restoring the lake property values eventually. But that won't happen this summer and severe erosion may hinder rebuilding for some. Do you have a storm story to share? Thursday, June 5. 2008

Focus Group Findings on Wisconsin real estateA recent focus group hed by the WRA involving Wisconsin real estate brokers revealed some trends. A few are listed below. The brokers involved, one being First Weber, stated they saw consumers feeling they needed professional assistance more in this market. For Sale By Owners are down, the desire for full service is up. Would you agree with that statement? Also, brokers noted most buyers there days use a buyer's agent. My feeling is why not? There is nothing to lose and everything to gain by going this route. "The fact is today's real estate market, especially in Wisconsin, is full of great opportunities, if people take the time to look into it," said Mike Spranger, Chairman of the Board of the WRA. (and also a President at First Weber) "There is no such thing as a single national real estate market, despite news reports that throw around lots of large, scary numbers and focus on the negative," said Bill Malkasian, President of the WRA. "But in Wisconsin, we have very favorable market fundamentals, especially in selection, price and interest rates." "Our goal is to reveal the truth about how strong Wisconsin's real estate market really is and encourage consumers to take a closer look," Malkasian said. "We think they will like what they see." The positive spin campaign has been running since February, mainly online at sites such as homes.com, hgtv.com, nytimes.com and more. Have you seen any of these ads?
