Comments (0) Trackbacks (0) Good news for Wisconsin?Could this be what we all have been waiting for? Several counties in Wisconsin had increases in sales with just minor or no decrease in sales price. These counties include Grant and Lafayette in South Central Wisconsin; Pierce County in the West; and Calumet and Shawano in the North East. Also, public opionion is mostly favorable: 65% of women believe now is a good time to buy a house and 70% of men do. Some of the factors that would increase the liklihood of buying a home were: Significant increase in take home pay (well, that would help a lot of things, wouldn't it...) Lower interest rates Leaders of the Wisconsin Realtors Association expect a soft 4th quarter 2008 and similar for the first part of 2009. Comments (0) Trackbacks (0) MLS statistics and some positive vibesMetro Milwaukee MLS statistics came out today. The papers will report the bad news, for sure - and it is true MLS statistics are down. The number of homes listed is down to 1822 in the month of November. The number of home sales is down to 783 in the month of November. When you look year to date, those numbers are down too, but impressive still, when you really think of it. Over 13,000 properties have been sold so far in 2008. That's a lot of real estate sold in a down market. No one likes to hear bad news all the time. And we here at First Weber are SO hoping for a turn around soon. The talk of 4.5% interest rates could certainly get some buyers off the fence. Home prices are still low. You can buy a lot more house than you used to. Yes, you may not get the return you expected on your current home, but think of what you can get in your buy up. Then there is the First Time Buyer Tax Credit which expires in June, 2009. There are a lot of reasons to buy now. What is always true is buy carefully. Remember Location, location, location. Borrow a number that YOU feel comfortable with, pay close attention to your personal finances to get the best credit rating. Work with a good REALTOR and a good lender. When you do so, you are not alone, but have people who have an interest in helping you. We hope to see Wisconsin's real estate market on the rebound very soon. No one knows when. FEMA issues new flood maps for WisconsinWisconsin sure had its fair share of flooding this year. There was devastating losses. FEMA was in many counties assisting for weeks. Check out FEMA's new digitized flood maps here. Not all states have the new digitized maps, but Wisconsin is one of them. According to REALTOR.org, by 2010, 65% of US Land will be covered by the maps. According to the article referenced above, FEMA has revised flood plain information and homeowners should check the maps to see if flood insurance is now something they have to look into buying. The maps are giant and a little hard to use, but worth a peek. Wednesday, December 3. 2008

Comments (0) Trackbacks (0) Thoughts on building a home in WisconsinA recent article here at REALTOR.org states that home buyers are looking for flexible space in a home, rather than just larger rooms creating larger homes. For example, one builder said they are seeing a demand for smaller master bedrooms, but with an attached area to the master that could be used in a number of ways - flexible. Would you agree? As far as other thoughts on building - agent Dick Malsch from our Sun Prairie, Wisconsin office shares some of his opinions and thoughts about building a home: "It is interesting how it can take years for homeowners to figure out what they should have done in home construction. For instance, when I built, I specified that the water lines to the shower to be ¾” pipe and the water line to the toilet to be 3/8”. I hate the sudden change in water temperature when someone flushes the toilet.
Then there is the electrical outlet by the front door. It is always on the wrong side of the door, and I had to put an extension cord across the front of the door, creating a tripping hazard. I had the builder put an outlet on both sides of the door. Now, it makes no difference which side my Christmas Lights are on and speaking of electrical, have the largest panel in terms of spaces for outlets installed. It gives an expansion potential.
What about those lights on the eve’s troughs? I had switched outlets put in the fascia under the roof edge for lighting. I still have to climb up there to put them up, but, I can turn the on or off from inside the house.
People thought I was crazy when I stopped at the new construction every other day to take digital pictures during construction. But, the electrician “lost” a box. It seems that the dry waller covered it. My pictures located it behind the dry wall.
I had 2” plastic pipe under my driveway to give me a “chase” for wire or water lines. When I had “Invisible Fence” installed, the installer did not have to cut the driveway or force the wire into a fracture line, he could run it under the driveway. I also had 2” plastic pipe run from the attic to the basement. Ever want to do some electrical work, and have no place to get power from? I solved that problem for the future.
Our Family Room backs up to our Master Bedroom. If I knew then what I know now, I would have had the common wall be a double insulated wall. If one spouse goes to bed early, the other has to have the TV turned down low, sometimes so low, that it can not be heard.
Installing the audio system through out the house was one of the best moves we made. When commercials come on, I can head to another room to do something else and wait for the show to come back on.
