Ask your agent to be your friend too!  We recently had a situation in which an agent looked up his past buyers, befriended them on facebook. When he noticed one of them was having trouble with the house because of what they wrote on their wall, he was able to remind them their home warranty was still in effect and would probably cover the repair.  It's an interesting way to keep in touch.
