When you look at the last eleven years of real estate in Wisconsin for several counties, it is an eye opening story. We'll try and put things in perspective. Yes, today is not the height of the real estate market in Wisconsin by any means. But historically, we are truly not in a bad place. Radar Logic, a company which reports monthly on housing markets in 25 metropolitan areas has just released data for December 2007. It is big news for metro Milwaukee. Of the 25 markets Radar Logic studies all across the country, 4 markets showed an increase in price per square foot over last year, one market was neutral with no change and 20 markets were down. Milwaukee, Wisconsin is not only one of the markets that showed an increase but number 1 in appreciation in price per square foot over last year. Number 1. That's fantastic! In addition, Milwaukee Wisconsin has also held the top ranking three out of the last four months and has shown neutral or better growth since January 2006. Below are the stats for December 2007. Please note Metro Milwaukee is the only Wisconsin market included in the study. This does not mean other Wisconsin markets did not perform as well or better than, just that the data is not included in the report. It is also interesting to look at the affordability in these major metro areas via the Price per Square foot cost. There are only 6 metro areas with more affordable housing than Milwaukee per the price per sqaure foot numbers in this report. Things look pretty good for Wisconsin, the snow is starting to melt, and pent-up home buyer demand may explode this spring. Act now while the prices and rates are lower. Dane County MLS Homes sold: January - December 2006 = 7,143 January - December 2007 = 6,672 Sale Price to asking price: 2006 = 98.1% 2007 = 97.3% Average annual home appreciation: Last 3 years: 5.8 Last 5 years: 5.2% Last 10 years: 5.6% All facts are for Dane County, Wisconsin.  Year end 2007 Metro Milwaukee MLS stats are in. We'll do a few counties at a time. Not better than 2006, but not as bad as the news reports! There are ways to look at the positive side - such as 2007 is one of the top 10 years in Wisconsin real estate history in terms of the number of homes sold. Can you believe that? It is true, homes are still selling.

Wausau area homes sales have remained steady for 2007. For the period from 1/1/07 to 12/10/2007 there have been 1501 single family home sales with an average sale price of $147,096. During the same time in 2006, there were 1578 single family home sales with an average sale price of $149,153. This steady market is due to the great expansion going on in the Wausau Area. The unemployment rate is under 4% and the economy remains very active.

"Days on Market" fell in many metro Milwaukee communitites - a good sign things are beginning to sell more quickly in Southeastern Wisconsin. The following information was received from John Deininger, EVP of the REALTORS Association of South Central Wisconsin and South Central Wisconsin MLS Corporation. - August new listings in Dane County fell by slightly over 17% from last year. This reflects a drop of 236 fewer “new listings” than in August of 2006 and 237 fewer than 2005.
- Dane County reported sales were about 6% under August of 2006, a slight improvement over the year-to-date drop of 6.6%.
- The average sale price and median sale price for Dane County maintained it’s year-to-year and year-to-date increase over 2006 numbers, in contrast to a much publicized media message.
- The total number of “active” Dane County listings is now slightly lower than this same time last year.
- Sauk County is only off 8 reported sales from the year to date numbers of 2005, and only 35 sales off 2006 numbers.
- Sauk County had 15.38% fewer “new listings” year-to-date than last year, which has reduced the total “active” listing total to the same level (minus 1) than August of last year.
- Columbia County reports a drop of only 4.6% in reported sales from 2006 year to date numbers, or 25 units.
We are seeing a trend toward a more traditional number of active listings. All of our reporting counties show a decline in the rate new listings are coming in, which has stabilized the size of the available inventory. Sales have lagged behind 2006 levels in most of our Counties, but the region has fared better than many parts of the country. Thank you for the stats, John.

According to the UW Extension's Economic Snapshot and realtytrack.com, Wisconsin fared much better than the rest of the nation in the number of foreclosures in the first half of 2007. The national average for foreclosure is stated as 1 out of every 143 homes The Wisconsin average for foreclosure is stated as just 1 out of every 422 homes The Dane County average for foreclosure is stated as 1 out of every 460 homes. Milwaukee County was the closest to the national average with average foreclosure rate of 1 out of every 171 homes.
