Real estate is a long term investment. Look at the last 10 years hereWhen you look at the last eleven years of real estate in Wisconsin for several counties, it is an eye opening story. We'll try and put things in perspective. Yes, today is not the height of the real estate market in Wisconsin by any means. But historically, we are truly not in a bad place. Milwaukee, Wisconsin #1 in price appreciation in the nation per studyRadar Logic, a company which reports monthly on housing markets in 25 metropolitan areas has just released data for December 2007. It is big news for metro Milwaukee. Of the 25 markets Radar Logic studies all across the country, 4 markets showed an increase in price per square foot over last year, one market was neutral with no change and 20 markets were down. Milwaukee, Wisconsin is not only one of the markets that showed an increase but number 1 in appreciation in price per square foot over last year. Number 1. That's fantastic! In addition, Milwaukee Wisconsin has also held the top ranking three out of the last four months and has shown neutral or better growth since January 2006. Below are the stats for December 2007. Please note Metro Milwaukee is the only Wisconsin market included in the study. This does not mean other Wisconsin markets did not perform as well or better than, just that the data is not included in the report. It is also interesting to look at the affordability in these major metro areas via the Price per Square foot cost. There are only 6 metro areas with more affordable housing than Milwaukee per the price per sqaure foot numbers in this report. Things look pretty good for Wisconsin, the snow is starting to melt, and pent-up home buyer demand may explode this spring. Act now while the prices and rates are lower. For the period from 1/1/07 to 12/10/2007 there have been 1501 single family home sales with an average sale price of $147,096. During the same time in 2006, there were 1578 single family home sales with an average sale price of $149,153. This steady market is due to the great expansion going on in the Wausau Area. Comments (0) Trackbacks (0) Real Estate statistics for August from REALTORS Association of South Central WisconsinThe following information was received from John Deininger, EVP of the REALTORS Association of South Central Wisconsin and South Central Wisconsin MLS Corporation.
We are seeing a trend toward a more traditional number of active listings. All of our reporting counties show a decline in the rate new listings are coming in, which has stabilized the size of the available inventory. Sales have lagged behind 2006 levels in most of our Counties, but the region has fared better than many parts of the country.

The national average for foreclosure is stated as 1 out of every 143 homes The Wisconsin average for foreclosure is stated as just 1 out of every 422 homes The Dane County average for foreclosure is stated as 1 out of every 460 homes.
