The good news about the bad news
JSOnline did an article on the statistics and you may read it in its entirety here. Some commentary from the article is as follows: "In the first-time buyer market there is price competition. Sellers are getting 98%, 100% of the asking price - multiple offers in some cases," said Mike Ruzicka, president of the Greater Milwaukee Association of Realtors. "But if you go up the ladder a little bit - over $300,000 - it's really slow." Also, REALTORS are hoping that Congress will extend or open up the first time home buyer tax credit. Doing so would continue to spur sales. "It absolutely needs to be extended and opened up," said Tammy Maddente, executive vice president of First Weber Group. The uncertainty of an extension may have some buyers still waiting. Bob Larson of First Weber's Waukesha office is quoted as saying: "They are trying to wait it out to see what will happen, so it's causing a little bit of a pause," Larson said. As of now, the tax credit does expire and homebuyers must close by December 1. Better get on it if you are serious about buying. Good luck from First Weber Group. We are here to help! Dane County Real estate stats for August, 2009
Across the whole South Central WI MLS system in August, 978 single family homes were sold with an average price of $185,831. A break out of some price ranges follows: 2 million dollar+ homes sold. 18 homes from $500,000-$749,999 sold. 166 homes listed between $200,000-$249,999 sold. 76 homes between $100,000 and $119,999 sold. 31 houses between $70,000-$79,999 sold. Wausau home sale statisticsSales of Single Family homes in Wausau, WI have been stable over the past few months. While less were sold than in recent years, stability in the Wisconsin real estate market is a good thing. In fact, August of 2009 Wausau area home sales almost matched sales of August 2008 - very close! The average "Days on Market" for 2009 in the Wausau area varied from a high of 156 days to a low of 129 days. So far this year, 772 residential homes were sold in the Wausau area. 128 sold in August, the highest so far this year. South Central WI real estate statistics for June.South Central WI real estate statistics show almost 1300 homes & condos sold in June 2009. (stats courtesy of SCWMLS) Breakouts are below: 158 homes with 2 bedrooms or less sold that month, with the majority of them being in the $80,000-$249,900 price range. The average sales price for 2 bedrooms or less was $121,203 648 homes with 3 bedrooms sold that month, with the majority of them in the $120,000-$299,900 price range. The average sales price was $175,452. 311 homes sold in June 2009 with 4 bedrooms or more. The most popular price range was $$160,000-$399,900 and the average sales price was $241,145. 171 Condos/Co-ops were sold during June 2009 with the majority being in the $100,000-$250,000 price range. The average sales price was $169,616. On the listing side, There are just over 10,700 single family homes for sale in this MLS and 3034 Condos. Plenty to choose from and the prices are right! South Central Wisconsin real estate statistics for May 2009The REALTORS Association of South Central Wisconsin reports an increase in sales activity in every county in its reporting area in May, 2009. Dane County saw an especially nice rise of 36.7%. A rise in sales is typical at this time of year - but this year's increase of over 36% beats the 23.3% increase Dane County saw in 2007 during the same time frame. Sales prices have declined, but much less than nationally. In 2007, Dane County's median sales price was $210,000. This year it is $202,000. With the current market attractive to the first time home buyer ($8,000 tax credit which expires by December 1, 2009) a decrease in average sales price may mean more activity in the lower end of the market. There are currently almost 11,000 single family homes for sale in The South Central Wisconsin MLS. The average list price is $255,000. There are just over 3,000 condos for sale in South Central MLS with an average list price of $215,000. Homes are selling in Wisconsin. During the month of May, 2009 131 0-2 Bedrooms homes sold; 554 3 bedrooms homes sold; 265 4+ bedrooms homes sold and 169 condos were sold. There is still a great amount of inventory available. In response to a reader question "Has the average price of homes in Greenfield,WI decreased in the last 2-years and by what percentage?"
These averages are taken from properties listed and sold thru the Metro Multiple Listing Service and may alter mildly when homes sold privately are included. In 2007 - 221 SINGLE FAMILY homes sold - The average sales price was $197,972. (Low 79,900 and high was $484,900). In 2008 - 196 SINGLE FAMILY homes sold - the average sales price was $197,124 (low was 74,900 and high was $525,000). So far in 2009 (thru 6/1/2009) - 50 SINGLE FAMILY homes sold - The average sales price is currently $179,577 (low $40,000 and high $300,000) So to answer your question - 2007-2008 did not see much of a deviation - but 2009 has seen approximately a 10% DECREASE Much thanks to Patti Jastroch of our Metro South office for providing the data in this post. Wausau home sales - a First Weber Group blog reader questionA reader asked a question and you can too. She wanted to know the number of homes sold in the Wausau area in 2008. Ron Zahrt, a President of First weber Group in Wausau, provided the answer with data from the Central Wisconsin Multiple Listing Service. Wausau area single family home sales from 1/1/2008 - 10/5/2008 1034 homes were sold so far in 2008. Average sales price is $142,803. Average number of days on the market is 130 days. The following statistics come from quarterly reports from the Metro Milwaukee Multiple Listing Service. In all counties, the average sales price shows an increase over since 2004, a relatively short period of time. (DOM means Days on Market)
I would love to be a first time buyer out there right now. There are great properties priced so right - plus there is the first time buyer tax credit - available only for a limited time! Don't kick yourself and miss out. The credit is good through purchases made by July 9th, 2009. I can just imagine how busy the closing department will be on that day! Since it takes a few months to find a house, apply for a mortgage and prepare for closing, why not get started now? You can look anonymously at thousands of properties acorss the state at firstweber.com - even get listings sent via email. Question: How can I locate the same kind of staistics for the Green Bay area? I am specifically interested in average home sales trend over the last 3 months average home selling time (list to close) Answer: (Provided by Scott Swick, Owner and manager of First Weber's Fond du Lac office) For the last 3 months, namely March, April and May, using only residential sales information (no lots, multi-family etc) for the Greater Green Bay area: Average Sales price has moved from $141,213 to $155,825 Average days on market (how long from list to sell) started at 148 days in March and ended at 138 days in May Homes sold in March were 262 and by May the numbers were 399 sold. At that sales rate, Green Bay's absorption rate is 11.7 months. To give some perspective on how this measures up to previous years:

And as much as everyone hopes, the numbers are still disapointing. The number of home sales is down 24%. (and home prices are still 25.3 above quarter one in 2001, more than keeping pace with inflation) But there are three important things to point out about statistics: 1. These statistics are for the past 3 months. The statistics for the next 3 months will reflect the market we are sitting in right NOW. Looking forward, 68% of Wisconsin brokers surveyed by the WRA feel that the second quarter will be better or the same than the first quarter in terms of buyer activity. 52% feel second quarter home sales will surpass second quarter sales a year ago. 2. The first Quarter is typically a little slower. We do live in Wisconsin and it snows. "It is important to remember that bad weather always dampens home sales and given the record snowfall this winter, we were expecting weak numbers for this quarter" said WRA Chairman and First Weber Vice President Michael Spranger 3. Always be thankful the Wisconsin market is in a far better position than Flroida, Californai and Nevada, to name a few of the states suffering the most. FOR BUYERS, your opportunity awaits. Milwaukee, Wisconsin #1 in price appreciation in the nation per studyRadar Logic, a company which reports monthly on housing markets in 25 metropolitan areas has just released data for December 2007. It is big news for metro Milwaukee. Of the 25 markets Radar Logic studies all across the country, 4 markets showed an increase in price per square foot over last year, one market was neutral with no change and 20 markets were down. Milwaukee, Wisconsin is not only one of the markets that showed an increase but number 1 in appreciation in price per square foot over last year. Number 1. That's fantastic! In addition, Milwaukee Wisconsin has also held the top ranking three out of the last four months and has shown neutral or better growth since January 2006. Below are the stats for December 2007. Please note Metro Milwaukee is the only Wisconsin market included in the study. This does not mean other Wisconsin markets did not perform as well or better than, just that the data is not included in the report. It is also interesting to look at the affordability in these major metro areas via the Price per Square foot cost. There are only 6 metro areas with more affordable housing than Milwaukee per the price per sqaure foot numbers in this report. Things look pretty good for Wisconsin, the snow is starting to melt, and pent-up home buyer demand may explode this spring. Act now while the prices and rates are lower.
