Wausau, Wi 2009 Home sale updateSingle Family Home sales for the Wausau WI Area Single family home sales as reported by the Central Wisconsin MLS for the Wausau area were up more than 5% over the prior year. The chart shows the break down by price of homes sold in the first month of the year and the current inventory of homes for sale in the area. This increase, while small, is showing the fact that housing is rebounding in Central Wisconsin. There is are great supply of homes on the market in the area, interest rates are very low and prices are at a low point. This is a great time to be in the market. Remember the Stimulus package for housing expires as of April 30th of this year (must have an accepted offer by then). Now is the time to buy. Call your First Weber Office for details. January 2010 metro Milwaukee real estate stats look GOODJanuary, 2010 Metro Milwaukee MLS statistics are in and they look are looking good! 2.4 % more residential units were sold in January 2010 than were sold in January 2009 across the MLS system 13.7% more residential units were sold in Waukesha County in January 2010 than in January 2009. 65.2% more residential untis were sold in Ozaukee County in January 2010 than in January 2009. 10.3% more residential units were sold in Washington County in January 2010 than in January 2009. 31.1% more residential more units were sold in Racine County in January 2010 than in January 2009. 12.5% more residential units were sold in Walworth County in January 2010 than in January 2009. The only sales statistic to fall was in Milwaukee County. 6.4% less units were sold this January than were sold in January 2009. Overall, this is an excellent start to the year in terms of the Milwaukee area real estate market. Please don't forget about the tax credits available to first time home buyers and homeowners who have lived in their current home for 5 of the last 8 years (other criteria may apply as well). Year end Metro Milwaukee MLS statistics - Things are looking up!![]() LancerE Flickr photo Hot off the press - the year end Metro Milwaukee MLS stats are in. Overall, the metro MLS sales were up 5.9% over 2008. That equals 14,321 homes and condos sold versus 13,523 in 2008. If we do county by county, the overall results are positive. Milwaukee County real estate: Sales up 11.3% over 2008. In 8 out of 12 months, 2009 sales beat 2008's Waukesha County real estate: Sales down a mere 1.9% compared to 2008. In 5 out of 12 months, 2009 sales beat 2008's, including a 70% gain in November. Ozaukee County real estate: Sales were up 1.4% over 2008. In 5 out of 12 months, 2009 sales beat 2008's, including a 63.9% gain in June and 118.9% gain in November. Washington County real estate: Sales up 1.7% over 2008. In 5 out of 12 motnhs, sales beat 2008's, including a 114.3% increase in November. Racine County real estate: Sales were down just 1.1% compared to 2008. Racine had 6 months in 2009 in which more real estate was sold than in 2008. Racine Country real estate showed a great December with an increase of almost 20% over last December. Home prices were down, but not a tremendous amount. The price drop is said to be mostly a result of the sale of starter homes or those on the lower end of the price bracket which brings down the average sales price. There's no telling what is in the future for Wisconsin real estate in 2010, however, we expect a solid spring thanks to the extended and expanded home buyer tax credit. To qualify, a binding offer to purchase must be in place by April 30, 2010. The property must close by July 1st. Are you thinking of selling? Buying? Check out this tax credit information. RadarLogic reports interesting real estate statistics for Milwaukee, WisconsinHome values have fared better in the Milwaukee area than other metro areas in the country according to RadarLogic and BizTimes.com which provides a nice synopsis of the statistic-heavy RadarLogic report. Read the whole BizTimes article here. (You'll have a scroll to the second story) Highlights include: Milwaukee has the lowest price decline of all 25 metro markets that are tracked. Milwaukee also had the number two spot for five year price increase; 2%. Denver was the only metro area that posted a sales price increase over 2008. That is encouraging news for Milwaukee. This graph above and data below shows the number of listings for sale/ number of sales and the length of time in months that it would take for the current inventory to be absorbed or sold under current market conditions. These numbers show Wausau, Wisconsin Single family homes priced from $100,000-$150,000. You can see the number of months of inventory is declining and homes are selling faster than they have in recent years. The lower the months of inventory go, the more it becomes a seller's market.

Comments (0) Trackbacks (0) Wisconsinites take advantage of the homebuyer tax credit in the third quarter of 2009The Wisconsin Realtors Association released third quarter 2009 data showing a statewide gain in home sales of 5.8% over last year. If the pace holds, the WRA estimates more than 90,000 homes will be sold in Wisconsin this year - an increase of approximately 5,000 from a year ago. The wellness of the Wisconsin housing market affects all Wisconsin homeowners, even if they are not in the market right now. What your neighbor's house sells for may have an effect on what yours sells for. While more homes are being sold is good news, prices are still on the low side in most cases. You can sign up to receive emails on homes similar to your own with a MyFirstWeber account if you'd like to keep track of the market just for informational purposes. If you are a buyer, ou may also use the same link to sign up to be notified via email of new listings matching your criteria. First Weber has been reporting positive news here for the last five months to drive interest in home buying at this historical time... if more first time home buyers enter the market, move-up buyers also can do just that, move up. Despite the trend to increased sales, sellers should realize that the market is certainly not "back to normal" or a seller's market. Yes, you may sell your home for less now. Wausau, Wisconsin home sale statistic update for OctoberStatistics for Single Family Home sales in the Wausau, Wisconsin area from 2004 and 2008 are documented in the pdf below. Thank you to Ron Zahrt, First Weber Wausau, for providing these Wausau real estate statistics. It is no real surprise that home sales are down in Wausau since 2004. Yet this year's sales so far are pretty close to sales in 2008. Sales also have been noticeably steady in 2009 with less seasonal ups and downs than previous years. The fall real estate market remains good. In fact, if we look at September-October sales for the last 6 years, October 2008 and October 2009 were the only years where sales increased during those months. We predict a strong finish for 2009. In all of 2008, 1249 Wausau area single family homes were sold. So far (as of Oct 31, 2009) 1010 units were sold. With the extended and expanded homebuyer tax credit it is probable that First Weber Group will end 2009 ahead of last year. If you have questions relating to Wausau real estate, please let us know.

Comments (0) Trackbacks (0) Metro Milwaukee real estate market becomes more balancedThe real estate market in most of the counties in Metro Milwaukee is becoming more balanced. The third quarter stat report from the Metro Milwaukee MLS ranks counties from a 1 (buyer's market) to a 5 (seller's market). We're happy to report that Milwaukee County, Waukesha County, Ozaukee County, and Washington County are ranked as 3, indicating balanced. Racine County was ranked as 2, showing a slight lean to the buyer's market side. The "days on market" for all these counties went down slightly, meaning it took less time to sell. Third quarter, 2009 sales in Milwaukee, Waukesha, Ozaukee, Racine and Washington Counties were all up over second quarter, 2008 as shown below:

The good news about the bad news
JSOnline did an article on the statistics and you may read it in its entirety here. Some commentary from the article is as follows: "In the first-time buyer market there is price competition. Sellers are getting 98%, 100% of the asking price - multiple offers in some cases," said Mike Ruzicka, president of the Greater Milwaukee Association of Realtors. "But if you go up the ladder a little bit - over $300,000 - it's really slow." Also, REALTORS are hoping that Congress will extend or open up the first time home buyer tax credit. Doing so would continue to spur sales. "It absolutely needs to be extended and opened up," said Tammy Maddente, executive vice president of First Weber Group. The uncertainty of an extension may have some buyers still waiting. Bob Larson of First Weber's Waukesha office is quoted as saying: "They are trying to wait it out to see what will happen, so it's causing a little bit of a pause," Larson said. Dane County Real estate stats for August, 2009
Across the whole South Central WI MLS system in August, 978 single family homes were sold with an average price of $185,831. A break out of some price ranges follows: 2 million dollar+ homes sold. 18 homes from $500,000-$749,999 sold. 166 homes listed between $200,000-$249,999 sold. 76 homes between $100,000 and $119,999 sold. 31 houses between $70,000-$79,999 sold. Wausau home sale statisticsSales of Single Family homes in Wausau, WI have been stable over the past few months. While less were sold than in recent years, stability in the Wisconsin real estate market is a good thing. In fact, August of 2009 Wausau area home sales almost matched sales of August 2008 - very close! The average "Days on Market" for 2009 in the Wausau area varied from a high of 156 days to a low of 129 days. So far this year, 772 residential homes were sold in the Wausau area. 128 sold in August, the highest so far this year. South Central WI real estate statistics for June.South Central WI real estate statistics show almost 1300 homes & condos sold in June 2009. (stats courtesy of SCWMLS) Breakouts are below: 158 homes with 2 bedrooms or less sold that month, with the majority of them being in the $80,000-$249,900 price range. The average sales price for 2 bedrooms or less was $121,203 648 homes with 3 bedrooms sold that month, with the majority of them in the $120,000-$299,900 price range. The average sales price was $175,452. 311 homes sold in June 2009 with 4 bedrooms or more. The most popular price range was $$160,000-$399,900 and the average sales price was $241,145. 171 Condos/Co-ops were sold during June 2009 with the majority being in the $100,000-$250,000 price range. The average sales price was $169,616. On the listing side, There are just over 10,700 single family homes for sale in this MLS and 3034 Condos. Plenty to choose from and the prices are right!
