Radar Logic, a company which reports monthly on housing markets in 25 metropolitan areas has just released data for December 2007. It is big news for metro Milwaukee. Of the 25 markets Radar Logic studies all across the country, 4 markets showed an increase in price per square foot over last year, one market was neutral with no change and 20 markets were down. Milwaukee, Wisconsin is not only one of the markets that showed an increase but number 1 in appreciation in price per square foot over last year. Number 1. That's fantastic! In addition, Milwaukee Wisconsin has also held the top ranking three out of the last four months and has shown neutral or better growth since January 2006. Below are the stats for December 2007. Please note Metro Milwaukee is the only Wisconsin market included in the study. This does not mean other Wisconsin markets did not perform as well or better than, just that the data is not included in the report. It is also interesting to look at the affordability in these major metro areas via the Price per Square foot cost. There are only 6 metro areas with more affordable housing than Milwaukee per the price per sqaure foot numbers in this report. Things look pretty good for Wisconsin, the snow is starting to melt, and pent-up home buyer demand may explode this spring. Act now while the prices and rates are lower. We sent out a survey to all First Weber Group SE Wisconsin real estate agents at the end of the year and asked them many questions ...because they are our customers too. We asked about advertising, products they like and dislike and what they feel they needed to do their business better. Most comments were positive. A few weren't, but that is to be expected in a company of this size. We welcomed the input. More than 300 agents responded. A few interesting points gleaned from the survey are: Over 80% of responding First Weber Group agents thought focusing on online advertising/marketing was the way to go. We agree wholeheartedly and are moving in that direction. Also, where agents thought their open house attendees came from was interesting: 43.5% said they came from a Milwaukee Journal Sentinel ad 25% said they came from a local newspaper ad 81.5% said their open house attendees came from a firstweber.com open house 63.6% said their buyers came to their open via open house signage around the property. While these figures are for Southeastern Wisconsin, I would venture the answers would be similar throughout Wisconsin. Do you attend open houses? If so, where do you find the information? Luxury property varies widely by market. 
Wisconsin has our fair share...
But not too many like these. The good news about the Luxury market is home prices are on the rise in the high end market and luxury home buyers typically do not need to rely on a mortgage loan - so they can bypass that mess. According to Realty Trac, The US Foreclosure activity is up 75% in 2007. This is a scary number and a scary way to use the statistic. A different way of relaying the same story is that 1.033% of the nations' households is experiencing foreclosure. 1%. Makes you think a little differently, doesn't it. While the increase in foreclosures is not a pretty story and a very real problem, looking at the numbers a different way can do away with much of the sensationalism, doom and gloom reporting you see everyday. We need more positive news. Foreclosure is affecting a very small percentage of the population. Wisconsin is faring considerably better than the nation and many of our midwest neighbors. A really interesting statistic is that Utah, one of the few states that has seen a decrease in foreclosures, still has a higher foreclosure rate than Wisconsin's at .852% of households.

Ave Days on Market 63 Milwaukee County 2007: Homes sold 9580. Ave sales price $192,844. Ave Days on Market 91 Racine County 2003: Homes sold 2454. Ave sales price $150,884. Ave Days on market 57 Racine County 2007: Homes sold 2249. Ave sales price $183,651. Year end 2007 Metro Milwaukee MLS stats are in. We'll do a few counties at a time. Not better than 2006, but not as bad as the news reports! There are ways to look at the positive side - such as 2007 is one of the top 10 years in Wisconsin real estate history in terms of the number of homes sold. Can you believe that? It is true, homes are still selling.
