Metro Milwaukee MLS real estate update for April 2011

1069 homes were sold in the Metro Milwaukee MLS system in April 2011.  That is down from 1555 in 2010 and 1140 in 2009.  Both 2010 and 2009 had tax credit incentives propping up sales. The metro-wide 31% decline in sales April to April reported in newspapers implies a dismal market – but it is compared to a blockbuster April last year.  Sales YTD in 2011 compare favorably with YTD 2009 sales. See chart below.

According the the Greater Milwaukee Association of Realtors:

"Brokers have reported that the sales of higher priced homes have increased and been steady this spring, in contrast to 2010 when lower priced homes sold in the first-time buyer frenzy. They believe this is due primarily to the discounts the market has provided in the high-end price range."

Price and condition of the property are very important and within your control.  Make your price and property attractive to sell quickly!  Please talk to your listing agent for ideas on staging or pricing strategies if your home is not selling.   The KCM Crew wrote a nice article on 5 reasons you should consider selling now.   We recommend reading it.
