September Metro Milwaukee home sales up 28% over last Sept.

October 10, 2011

The Metro Milwaukee real estate market has seen a few strong months of sales recently and as such, trails YTD sales by just a half a percentage point compared to last year.  Home sales were up 28% over last September across the entire Metro MLS.  Almost 9,000 residential properties have been sold so far this year, about 100 less than last year at this time.  Almost 9,000 have sold, but to sell in this market you must price agressively and present a spotless property.

Year to date, Milwaukee County sales are down from last year by 2.3%, Washington County down by 4.8%, Waukesha County sales are up 3.6% year to date, Ozaukee County is up 4.6% and Racine County is up 9.8%.

Here’s a look at September sales for the last few years: (data from Metro MLS)

County  Sold Sept 09  Sold Sept 10  Sold Sept 11 Sold Sept 09 vs Sept 11 Sold Sept 10 vs Sept 11
 Milwaukee  736  493  658  -10.6%  33.5%
 Waukesha  350  271  350  0%  29.2%
 Ozaukee  84  68  76  -9.5%  11.8%
 Washington  136  100  111  -18.4%  11%
 Racine  165  136  164  -0.6%  20.6%

New Listings coming on to the market is down in all counties compared to last year, by double digits except for Waukesha County.

Up, down, up down, county, mls wide, year to date – the statistics vary greatly.  The most important thing you can do to sell YOUR home is to remain open to what your agent is telling you is happening in your neighborhood and community and adjust accordingly.
