Selling your home can be a lot of work and it is a major financial move.  With a professional by your side, the process will go by much more smoothly. Here are some recommendations for a successful home sale:

Price correctly from the start

Even in a seller’s market where demand often exceeds available inventory for sale, don’t get greedy. Look at home sale comps with your First Weber agent and price based on market facts. An overpriced home receives fewer showings, you will miss the initial new listing jump in activity, the home will stay on the market longer than if priced right and may need a price reduction. Buyers wonder about price reductions and about houses that have been on the market for a while.

Think like a buyer

Detach yourself from your home and try and look at it with a buyer’s eyes.  Do you see things you can update for not too much money? Make those updates.  Does it look like your home has enough storage? If not, clean out closets and store things.

Stage & clean the home

Pre-sale prep is very important. Declutter, stage the home with less than you live with on a daily basis. Keep the home clean at all times. A dirty home is a definite turnoff.  Keeping the home clean also makes it easier when you have showings. You can spend just a short amount of time freshening up the home prior to leaving during the showings.

Disclose

Part of the home selling process is disclosing information on the condition of your home.  No home is perfect, and nearly every seller has to disclose something about their house they rather wouldn’t. But, this is important information and not being honest on the real estate condition report can cause you legal problems.  Disclose.

Be available, be flexible

Many times your agent will want to communicate with you about market activity, showing requests, reviewing offers, scheduling open houses. It is important to make yourself available during these times. Being flexible is very helpful in numerous ways, including being willing to negotiate when an offer is received.  Even if the offer is not perfect in your eyes, discuss with your agent ways to negotiate some terms and keep that offer alive until an agreement is met.

Choose your agent wisely

This is an important life event and one that involves a significant amount of money. Interview several agents, ask about their experience in your area, get to know them.  When an agent is a good fit you will not only feel confident in their abilities, but you should also trust them and feel comfortable talking with them.
