Wisconsin real estate sales in January 2017: Prices up again, more listings needed

2016 will be a tough year to top as it was a record-breaker.  We are, however, plowing into 2017 strong, especially on median sales prices.  Lack of inventory remains an issue, especially in the metropolitan counties, with just 3.2 months of inventory there. 6 months is considered balanced. Listings are selling very quickly and we’d love to talk to you if you have been thinking of selling your home.

Southeast Wisconsin/Metro Milwaukee real estate statistics

1375 homes sold in Southeast Wisconsin in January 2017, a 2% increase over last year.  Median sales price up 6.2% to $163,000.

(includes Kenosha, Milwaukee, Ozaukee, Racine, Sheboygan, Walworth, Washington and Waukesha Counties)

 

South Central/Southwestern Wisconsin area real estate statistics

756  homes sold in South Central Wisconsin in January 2017,  up 5.1%  over last January. Median sales price up 2.5% to $185,250.

(includes Columbia, Crawford, Dane, Dodge, Grant, Green, Iowa, Jefferson, Lafayette, Richland, Rock and Sauk counties )

 

Western Wisconsin area real estate statistics

368  homes sold in Western Wisconsin in  January 2017,  up .3% over last January. Median sales price up 7% to $162,500.

(includes Buffalo, Chippewa, Dunn, Eau Claire, Jackson, La Crosse, Monroe, Pepin, Pierce, St. Croix. Trempealeau and Vernon counties )

 

Northeast Wisconsin area real estate statistics

694 homes sold in Northeast Wisconsin in January 2017,  down 1.8%  from last January. Median sales price up 11.6% to $145,000

(includes Brown, Calumet, Door, Fond du Lac, Green Lake, Kewaunee, Manitowoc, Marinette, Menominee, Oconto, Outagamie, Shawano, Waupaca and Winnebago counties )

 

Central Wisconsin area real estate statistics

240 homes sold in Central Wisconsin in January 2017, up 3 % over last January. Median sales price down .6% to $112,000.

(includes Adams, Clark, Juneau, Marathon, Marquette, Portage, Waushara and Wood counties )

 

Northwoods Wisconsin real estate statistics

354 homes sold in Northwoods Wisconsin in January 2017,  even with last January. Median sales price down 2.6% to $127,000.

(includes Ashland, Barron, Bayfield, Burnett, Douglas, Florence, Forest, Iron, Langlade, Lincoln, Oneida, Polk, Price, Rusk, Sawyer, Taylor, Vilas and Washburn counties )
