Dane County Real Estate Update

Dane County home sales fell in August compared to a year ago – but less than they fell in July. This recent drop in sales did not come as a surprise… the market is seeing the effects of an expired tax credit which pushed Wisconsin real estate sales earlier into the year.  Year to date, sales remain slightly ahead of 2009. 

A good sign is that for the first time in 5 years, August sales were more than July’s sales.  Also good is a strong median home sale price as indicated in the chart below. Source SCWMLS

Affordability is high because interest rates are at 40 year lows.  Sooner or later rates and home prices will go up.  Waiting to buy to get a better deal may not be the answer.  Please see this article which describes how a low interest rates affect mortgage payments.  It can really add up over the years.
