Resolutions for home buying and selling in Wisconsin in 2009

If buying or selling a home is on your list of things to do in 2009, keep the following in mind.

For Buyers:

Get Loan Preapproval.  Don’t wait until you find the perfect property, shop prepared so you are ready to go when the time comes.

Have Clear Goals on what you want in a property. Think about what you can’t live without and what you’d like.  Think ahead a few years – will the property still be right for you a few years down the road?

Get a Home Inspection.  You do not want to skip this step!  Yes, it costs money but not having one can cost you lots more.

Shop Mortgages.  Comparison shopping is important.  Working with someone you trust, understand and feel comfortable with is important too.

Use a Buyer’s Agent.  Why not get some help from a buyer’s agent?  It will be their job to help you.  If you don’t have a buyer’s agent, real estate agents are working on behalf of the seller.  First Weber has plenty of buyer agents.  Find one you feel comfortable with.

Sellers:

Do not overprice your property.  It will hurt you more than help you.

Allow showings to occur. Be flexible and have the house ready to show.

Stage your home.  Declutter, clean, freshed up, depersonalize.

Make needed repairs now, not later.  If they need to be done, get them out of the way before you list. You will make a much better first impression.
