Expectations for Wisconsin real estate in 2012 are optimistic and the first 2 months of the year show South Central Wisconsin up 17% over last year year to date. February’s Dane County home sales are up 17.8% over last February, and across the South Central MLS system, home sales are up 20.5% over last February. Agents are reporting be busier than ever, website hits are up as are showings. Looks like the busy Spring market arrived early this year.
New listings were up slightly in February, but are at their lowest level since 2003 for Dane County and since 2006 for the whole South Central Wisconsin MLS area. A reduction in homes for sale inventory is one step towards a more balanced real estate market. The price range with the most residential homes for sale is $200,000-$249,900 with 1,103 properties on the market.

Sales have been up for months and spring is now here. Buyers may recognize the great opportunities and no longer be willing to wait to get into a great home at a great price.
