Wisconsin real estate sales and prices: January 2014 update

Everyone in Wisconsin can attest to the fact that this has been a hard winter. And real estate sales in January reflect that, down almost 7% compared with last January.  However, median prices are up 3.2% over last January. In fact, prices have risen in 22 of the last 23 months.

Wisconsin housing remains very affordable:

Wisconsin Home Affordability index is currently at 253. This is a big decrease in affordability since an index of 293 seen last January.

HOWEVER, to put things into perspective, the National Home Affordability index is 165 and the midwest average index is 218.

Southeast Wisconsin/Metro Milwaukee real estate statistics

1234 homes sold in Southeast Wisconsin in January 2014,  down 6.2%  from  last January. Median sales price up 9.3%

South Central Wisconsin/Madison area real estate statistics

636 homes sold in South Central Wisconsin  in January 2014,  down 10.3%  from  last January. Median sales price down 6.7%%

Northeast Wisconsin/Fond du Lac/Appleton area real estate statistics

599 homes sold in Northeast Wisconsin  in January 2014,  up 3.6%  over  last January. Median sales price up 2.2%

Central Wisconsin/Wausau  area real estate statistics

172 homes sold in Central Wisconsin  in January 2014,  down 23%% from  last January. Median sales price down 15%

Northwoods Wisconsin real estate statistics

319 homes sold in  Northwoods Wisconsin  in January 2014,  down 3.9% from  last January. Median sales price up 20%
