April Metro Milwaukee real estate sale down 4% due to lack of inventory. Seller’s advantage continues.

The real estate market remains busy, sales slowing a bit because of a lack of inventory. All counties but one (Washington) saw new listing numbers decrease compared to last year at this time and Washington County just barely.

“Days on Market” is also down dramatically.  This is an excellent time to put your home on the market.  Well-priced homes are getting snatched up quickly.  You do, however, still need an agent.  Getting a buyer is JUST the tip of the iceberg when it comes to selling a home.

Milwaukee County home sales

  • 838 Milwaukee County home sales this year compared to last April ’s 937,  a decrease of 10%.
  • Median sales price up 4.4% to $154,000
  • Days on market are now at 54 days, down 28% compared to last April’s 76.

 

Waukesha County home sales

  • 505 Waukesha County home sales this year compared to last April ’s 537, a decrease of 6%. Days on market is at 61 days, down 14% compared to last April’s 71.
  • Median sales price up 11.5 to $289,500
  • Days on market are now at 61 days, down 14% compared to last April’s 71.

 

Ozaukee County home sales

  • 104 Ozaukee County home sales this year compared to last April ’s 108, a decrease of 4%. Days on market are now at 75 days, down 21% compared to last April’s 96.
  • Median sale price up17.2% to $289,900
  • Days on market are now at 75 days, down 21% compared to last April’s 96.

 

Washington County home sales

173 Washington County home sales this year compared to last April ’s 169, an increase of 2.4%. Days on market are now at 65 days, down 32% compared to last April’s 96.

Median sales price remains steady at $205,000

Days on market are now at 53 days, down 34% compared to last April’s 81.

 

 Racine County home sales

  • 253 Racine County home sales this year compared to last April ’s 241, an increase of 5%. Days on market are now at 65 days, down 32% compared to last April’s 96.
  • Median sales price up 17.4% to $167,000
  • Days on market are now at 65 days, down 32% compared to last April’s 96.
