Home Seller FAQs

May 6, 2022

Are you looking to sell your home? Do you have questions about the home selling process? You’ve come to the right place! When a homeowner decides to sell their home, especially if this is the first time they’ve sold a home, they tend to have a lot of questions. To help give you peace of mind during the home selling process, we’ve put together a few of the most frequently asked questions from home sellers. Here are the answers to those questions!

What is My Home Worth?

When you decide to list your home, the first thought that will likely come to mind is “what is my home worth?” There’s a lot that goes into deciding what an appropriate listing price should be such as square footage, how up-to-date your home is, what other homes in your area have sold for, etc. You can get a rough estimate of how much your home is worth by using a home valuation tool such as First Weber’s AVM tool. To get a full and accurate assessment, contact a First Weber agent!

Is Now a Good Time to Sell?

If you’re considering selling your home, you may be wondering if now is a good time to put your home on the market. Given the current state of the real estate market, there are a lot of advantages to selling your home right now. Looking at our most recent Wisconsin Real Estate Report, statewide listings and average days on market are both down a significant amount meaning there’s low inventory and the inventory that is out there is selling quickly. This creates an increase in competition for home buyers, which can drive up the sale price of existing homes that are for sale. Of course, the real estate market is always changing so make sure you keep an eye on the conditions to have the most updated information on hand when you decide to list your home.

How Do I Prepare My Home to Sell?

Once you’ve decided to sell, you need to make sure your house is ready to go on the market. There are a few simple things that you can do to make sure your home is prepared to sell quickly and for the best price. You can start by making a list of repairs that you’d like to make. Fixing minor wear and tear such as creaky doors or chipped paint can make a big difference to potential home buyers. You’ll also want to clean and keep your home clutter-free. You should also consider depersonalizing your home as it will help potential buyers picture how their lives would look in the house.

How Long Does It Take to Sell a Home?

The answer to this question can vary significantly based on several factors. Some of those factors include the current market conditions, asking price, the condition of your home, etc. There are so many things that can determine the answer to this question it could make your head spin. So, in short, there’s no concrete answer. However, we can look at the averages to give you a better idea of how long it could take. Looking back at our Wisconsin Real Estate Report that was mentioned previously, the average number of days on market for a home in March 2022 was 79 days. That was a decrease of 11.2% compared to March of the prior year, which means homes are moving more quickly.
