For the fifth month in a row, home sales in the Milwaukee area have outpaced last year. In November alone, 968 homes were sold compared to just 779 last November. Last fall was not a very strong selling season and thankfully, this year’s numbers are a large improvement and a positive sign as we head into the new year. Milwaukee County November sales were up 26% over last November, 551 vs 437
Waukesha County sales were up 13% over November 2010, 250 vs 221
Washington County sales were up 47% over November 2010, 100 vs 68
Ozaukee County sales were up 26% over November 2010, 67 vs 53.
49% of the homes sold in Milwaukee County in November were under $100,000
Almost 38% of the homes sold in Waukesha County were $100,000-$199,999 range
In Washington County, 42% of the homes sold in November were also in that price range and Ozaukee County had 36% in the $100,000-$199,999 price range.
Number of new listings down 10 out of the last 12 months
An interesting trend to note is that the number of new listings coming to the market has been down 10 out of the last 12 months. That’s less competition for sellers, and also less for buyers to choose from which could help stabilize prices. While listings are down, they are selling at a slower rate with days on market roughly 110-130 days.
