Wisconsin home sale update for South Central WI, August 2011

Comparing this August to last August – Sales up

Homes sales in Dane County are up over last year for the second month in a row with this August being 18.3% over last August. Over the entire South Central Wisconsin MLS system, which includes Dane County, Columbia County, Dodge County, Grant County, Green County, Iowa County, Rock County and Sauk County, home sales are up 23.7% over last August.

 

Year to date sales gap continues to narrow

Year to date, the gap in sales continues to narrow. For the entire SCWMLS, year to date sales trailed 2010 year to date sales by 20.6% at the end of June. Just 2 months later, 2011 is just 10.3% behind last year. Looking at Dane County only, year to date sales in June were 25.6% behind last year and now are just 13.8% behind.  We’re making up some time and that trend is expected to continue.

 

Median prices stable.

Median price, prepresenting the midpoint of all closed sales, is up 1.2% in Dane County and slightly behind 2010’s median price for the rest of the South Central MLS area.

 

What price range is selling best?

60% of the SCWMLS sales were between $100,000-$300,000 and within that 60%, 38% of those were in the $100,000-$200,000 range. For condos, 52% of the condos sold were in the $100,000-$200,000 range.

 

Showing activity has remained steady and offers to purchase have increased, suggesting buyers are making their move.  Interest rates remain ar record lows, allowing buyers to take advantage of the lowest overall cost of homeownership we’ve seen in a generation.
